The Flat Specialist was started in 2001 by Nick Simmons. Since then we have incorporated The Letting Specialist which now manages various properties on behalf of both private and corporate landlords. We are extremely proud that our company is well respected locally and that a lot of business comes via personal recommendations. We offer the most professional service to all our clients including an out of hours facility.

The property market has change substantially over recent years and requires that we keep up to date with the ever-changing legislation, and moreover the demands of both buyers and tenants alike. As independent estate and letting agents we specialise in offering a bespoke service to our clients, and remain very hands on throughout the process.

Nick has been selling and letting property locally in Eastbourne for over 30 years and is still as passionate today as he was when he first started. Nick has a wealth of experience within the industry having undertaken property redevelopment, and been a landlord himself, meaning he is able to listen and take the time to understand people needs, helping people move into their dream home. Nick’s area of expertise lies within the sale of leasehold properties, he has a comprehensive understanding of the process and the complexities involved.

Over time she has built up a stellar reputation within the industry and enjoys a strong rapport with many clients, solicitors and property investors alike. Sophie has carefully honed her skills as an estate agent, and prides herself on delivering an excellent level of service to all clients with her bubbly yet professional approach. Her specialist field is Buy to Let Investments, having a deep understanding of the rationale behind each investment decision.
